If you are actively searching for your next place to call home, we recommend that you proactively fill out all the paperwork ahead of time so that when we help you find that perfect rental, we can quickly and easily submit the application package for you.

A real estate agent is a professional who does this day in, day out. Because of our extensive knowledge of the greater Houston area, its changing real estate market and comparable properties, we have the expertise to find you the right fit. Some tasks a real estate agent does include:

• Searching for homes based on your specified criteria
• Collecting all the paperwork needed, reducing the back-and-forth
• Reviewing your application and making sure everything looks good
• Making appointments for a home tour according to YOUR schedule, not just the listing agent’s availability
• Submitting all appropriate paperwork, with context - we promote YOU as a great tenant to the listing agent, who acts as a gatekeeper to the landlord
• Negotiating with the listing agent, when appropriate
• Ensuring the lease is fair prior to your signing the lease, bringing our expertise to the table
• Facilitating deposit/rent checks and key drop-off

When you sign a Buyer’s Representative Agreement with us, a fiduciary agreement is created that protects you. It is guaranteed that, as a potential tenant, we will work for YOU and your best interest. A listing agent is looking out for the best interest of their client - the landlord.

Here’s the breakdown:

• Application Fee - usually $30-50 per house
• 1st month’s rent
• Security deposit
• Pet deposit (if applicable; some may be non-refundable)
